My kids are long out of school, but something about this time of year still brings back that summer feeling. The morning roads get a little quieter. Kids are on bikes heading to the swim club. The weather turns perfect and everyone seems to exhale at the same time. It never gets old. The real estate market has its own version of that shift, and this year’s summer story is worth paying attention to. Read on for what May’s data is telling us, what’s happening around town, and some news from my corner of the market.
The biggest story in May was inventory. New listings surged nearly 47% compared to the same time last year, bringing more homes to market across Orinda, Lafayette, and Moraga. And yet, buyers did not blink. Closed sales rose 6.3%, meaning demand kept pace with the new supply. That is not a softening market. That is a healthy one.
Median home prices came in just under $1.93 million, a modest 2.2% adjustment from a year ago that reflects normalization rather than retreat. Well-prepared, well-priced homes are still selling. The buyers are still here. Summer is not slowing them down.
For sellers, this is an encouraging picture. For buyers, more inventory means more options, but also more competition when the right home comes along. As always, local expertise matters more than the headline number.

Orinda Concerts in the Park — Every Thursday evening at Orinda Community Center Park, the summer series brings live music from 6 to 8pm, food trucks from the Taste of the World Market, movies under the stars, and performances by the Orinda Starlight Village Players. Free and open to everyone. The music lineup runs June 4 through October 1.
Siesta Valley Bowl, Orinda — The former Bruns Amphitheater has been rebranded the Siesta Valley Bowl and is hosting a new summer concert series with more than a dozen acts from May through October, including nationally touring groups and Grammy winners. A beautiful setting in the East Bay Hills worth discovering or rediscovering. Tickets at SiestaValleyBowl.com.
Rock the Plaza, Lafayette — Free outdoor concerts on Friday evenings at the Lafayette Plaza, 6 to 8pm. Coming up: June 12 and June 26 featuring the Lamorinda Idol Finalists. Bring dinner and a blanket.
Lafayette Summer Music Workshop — Now in its 28th year, this program offers jazz master classes, combos, and improvisation workshops led by professional musicians, open to ages 11 through adult.
Moraga Recreation Summer Programs — Running June 8 through August 7 at Hacienda de las Flores and Moraga Commons Park. Arts, sports, science, cooking, and more for all ages. A Lamorinda summer staple.
