If you have been paying attention to the Lamorinda market lately, you already know the answer. Buyers are out there, ready and motivated, and the biggest challenge right now is simply finding the right home. I just came from a networking event with agents from across the area, and the story was the same everywhere: buyers are lined up, and good inventory is the missing piece. That is the defining theme of this spring market, and it makes February's numbers worth paying close attention to.
February brought meaningful momentum across Orinda, Lafayette, and Moraga, with each community telling its own story.
New Listings: Inventory remains tight throughout Lamorinda. New listings declined 12 percent in Orinda and 18 percent in Lafayette, while Moraga held steady compared to last year. Less supply with steady demand is a combination that continues to favor well-prepared sellers.
Closed Sales: Despite limited inventory, buyers are acting. Closed sales increased 50 percent in Orinda and 57 percent in Lafayette, signaling real confidence in the market. Moraga saw fewer closed sales compared to last year, down 22 percent.
Median Sales Price: Pricing showed strong growth in Lafayette, up 20.5 percent to $2,060,000, and in Moraga, up 38.3 percent to $1,950,000. Orinda's median came in at $2,231,750, reflecting the particular mix of homes that closed this month rather than any softening in demand. Well-priced Orinda homes continue to attract serious buyers.
Days on Market: Market pace varied by community. Lafayette and Moraga moved considerably faster, with days on market down 64.8 percent and 67.7 percent respectively. Orinda averaged 52 days, which simply means buyers there are being thoughtful, not that they are absent.
The Takeaway: February confirms what I am hearing on the ground every day: buyers are ready, inventory is the constraint, and homes that are well prepared and priced with intention are winning. If you have been thinking about making a move, now is the time to start that conversation. The buyers are already here.
