Why I Wouldn’t Wait Until Spring to Buy

Remember when buyers were wishing for a little less competition? A chance to go back for a second look. Time to think. The possibility of making an offer without having to outbid a room full of other buyers.

For some homes in Lamorinda, that’s the opportunity we’re seeing now.

I’ve recently helped buyers negotiate prices considerably below what I believe those same homes could command in a more competitive spring market. That’s why I feel strongly that it’s worth looking now.

Higher mortgage rates understandably give buyers pause. But the interest rate is only part of the picture. The purchase price matters, too. So does having the chance to choose a home you really want, rather than settling for one you can win.

With less competition, you may have more room to negotiate on price and terms, including the possibility of buying at asking price or below. That doesn’t mean every seller will accept a low offer. Well priced, well prepared homes can still attract multiple buyers. But there’s room for a conversation that wasn’t always possible in a more competitive market.

Waiting until spring doesn’t guarantee a better deal. There’s no guarantee rates will be lower, and if they do fall, you probably won’t be the only buyer ready to jump back in.

My advice? Keep looking. Be thoughtful about the numbers. And if the right home comes along with a payment you’re comfortable with today, don’t overlook it simply because you planned to wait until spring.

September in Lamorinda: More Choices for Buyers

We saw more homes come on the market across Lamorinda in September, with 31 new listings in Orinda, 43 in Lafayette, and 21 in Moraga.

Prices and sales activity were more of a mixed picture. Orinda’s median sale price was $1,750,000, Lafayette’s was $1,896,000, and Moraga’s was $1,462,875. Lafayette had the most closings with 29 homes sold, followed by 21 in Orinda and 14 in Moraga.

What do I take away from this? Buyers have more options, and sellers need to pay close attention to how their home compares with the competition. Preparation and pricing matter.

I’m also careful about reading too much into one month’s median price. With relatively few sales in each town, the mix of homes that closes can move that number quite a bit. It doesn’t necessarily mean your own home’s value has changed by the same amount.
