Setting the Pace: A Head Start on 2026

As we begin the year, I wanted to share an early look at how the Orinda, Lafayette, and Moraga markets are shaping up and why getting a head start matters. I’m already seeing strong buyer activity and hearing from more people earlier than usual.

While all three communities are active, each market is moving at a different pace, which makes local insight more important than ever.

Orinda

Orinda continues to show strong demand. The median home price has climbed to $2,100,000, up 40% year over year. New listings are up 33%, giving buyers more options, though homes are taking longer to sell, with days on market nearly doubling. Even so, sales activity remains strong, with sold properties up 200%. Well-positioned homes are still finding buyers.

Lafayette

Lafayette is showing signs of a more balanced market. The median price is currently $1,575,000, down 25% from last year. Inventory has increased significantly, with new listings up nearly 94%, and homes are selling slightly faster than they were a year ago. Sales are up over 57%, creating opportunities for both buyers and sellers.

Moraga

Moraga continues to move quickly. Median prices have surged to $1,963,000, more than doubling year over year. Homes are selling in an average of just 12 days, reflecting strong buyer demand. Fewer closed sales point to limited inventory rather than a lack of interest.

What this means for you

This early year snapshot shows a market that rewards preparation. Buyers who act early may benefit from increased inventory before competition peaks, while sellers who price and position their homes correctly can gain a strong advantage. I’m having these conversations daily, and the common theme I’m hearing is that preparation beats waiting this year.
