Change in the Air: Lamorinda’s Market Blooms This Fall

Introduction

As fall settles in, the Lamorinda market is waking up again after a quiet summer. September brought a noticeable boost in activity, with more homes coming on the market and more buyers getting back out there. Each town had its own story, but overall it feels like the market is finding its rhythm again.

 

New Listings

Inventory made a strong comeback in September, especially in Orinda, where new listings jumped 54 percent compared to August. Lafayette saw a smaller increase of about 11 percent, while Moraga dipped roughly 24 percent, leaving fewer options for buyers there. The early fall surge in Orinda could bring in buyers eager to settle before the holidays.

Average Days On Market

Homes in Orinda took a bit longer to sell, up about 33 percent, while Lafayette saw quicker sales and steady demand in certain price points. Moraga slowed down, with homes spending more time waiting for the right buyer.

Properties Sold

Sales activity was strong across Lamorinda. Orinda led the way with a 41 percent increase in closed sales, followed by Moraga with a 60 percent jump and Lafayette up 14 percent. Buyers are clearly back, and homes that are priced and presented well are moving.

 

The Takeaway

After a slower summer, September brought the kind of activity we usually see heading into Orinda’s “second spring.” More listings, active buyers, and steady pricing are all signs of a healthy, balanced market as we move toward the end of the year.

 

Quick Getaways, Close to Home

One of the things I appreciate most about living in Orinda is how easy it is to reach so many wonderful places. In just a short drive you can be by the ocean, in wine country, or surrounded by redwoods.

We spent time in Santa Cruz, where the mix of beach walks, sunshine, and fishing made for a great coastal escape.

 

Our next stop was Healdsburg for a wedding. It was my first visit, and I loved the small-town charm, great food, and the stunning scenery that surrounds the area.

 

And finally, Napa, where I reconnected with old friends from my Hong Kong days at a day-long wine tasting event and charity called One Mind. It was the perfect combination of good company, beautiful vineyards, and a great cause.

Living in Orinda means you get the best of both worlds, the comfort of home paired with easy access to so many nearby getaways.
