As fall settles in, the Lamorinda housing market is finding its seasonal rhythm. Listings are up, prices are shifting a bit, and homes are taking a little longer to sell. It feels balanced right now, with buyers and sellers both moving at a thoughtful pace as the year winds down.
New Listings
October brought a noticeable bump in activity across Lamorinda. Orinda had 33 new listings, nearly double September’s number. Lafayette saw 46, up 35 percent, while Moraga held steady with 15. Sellers are clearly still motivated to reach buyers before the holidays.
Median Prices
Prices moved slightly depending on the city. Orinda’s median landed at $1,574,375 after several higher-end closings earlier this year. Lafayette held strong at just over $2 million, and Moraga climbed to $1.7 million, showing steady confidence in its family-friendly neighborhoods.
Days On Market
Homes are taking a bit longer to sell, which is typical for fall in the East Bay real estate market. Orinda averaged 42 days, Lafayette 52, and Moraga 41. Well-prepared and well-priced homes continue to draw quick attention, especially those with inviting outdoor spaces and move-in appeal.
Properties Sold
Sales remained solid with 18 in Orinda, 36 in Lafayette, and 11 in Moraga. Buyers remain active and engaged, just moving at a more deliberate pace.

From what I’m seeing day to day, motivated buyers have not slowed down, and homes that show well are still getting great attention. It’s a confident, balanced market as we move toward the end of the year.

Sellers who prepare and present their homes well will likely benefit first, while buyers who are ready to act quickly will stay competitive.
The influence of AI-driven wealth is still unfolding, but its ripple effect is already being felt across Bay Area real estate. Staying informed and ready will help both buyers and sellers in Lamorinda make smart decisions as the market evolves.

I met a few friends at Fourth Bore this week before heading over to the Orinda Theatre for one of their 50 Movies You May Not Have Seen screenings. It was such a fun night and the crowd was full of true movie fans. It reminded me how lucky we are to have that beautiful, historic theater right in town.
If you are looking for something festive, Light Up Orinda takes place this Thursday, November 6 at 5:30 pm at the Orinda Library Plaza. It is always such a sweet community event with lights, music, and that small-town holiday feel. The Moraga Tree Lighting at the Commons is coming up later this month too, another fun way to kick off the season close to home.
It is a wonderful time to enjoy everything happening around Lamorinda and a nice reminder of what makes this community so special.
