As we wrap up the fall season and head into the holidays, I wanted to share a quick look at what we saw in Lamorinda this November. Even as things typically slow down, buyer activity stayed steady and, in some cases, surprisingly strong.
As November wrapped up and we headed into the holiday season, the Lamorinda real estate market showed some meaningful shifts in inventory and pricing, along with steady buyer activity across Orinda, Lafayette, and Moraga.
Inventory picked up in Orinda and Lafayette, giving buyers a few more options after a tight fall. Lafayette in particular saw more homes come on the market, often a sign that homeowners are beginning to think ahead to the spring market. Moraga remained very limited, keeping competition strong for buyers focused there.
Prices reflected those shifts. Orinda’s median price moved higher, showing that buyer demand remains strong when the right home comes along. Lafayette and Moraga both saw slight softening, which isn’t unusual with changing inventory levels and fewer sales this time of year. Well prepared and well priced homes continue to attract serious interest.
Even as November came to a close and the holidays approached, buyers stayed engaged. Homes are selling, buyers are watching closely, and the market overall feels thoughtful rather than rushed as we head toward the end of the year.
Earlier this year, I helped my clients navigate a move that came together faster than expected. They were not actively house hunting when a nearby home came on the market and immediately felt like the right next step. They called me right away, and we moved quickly to secure it.
Because we coordinated both the purchase of their new home and the sale of 81 Coral Dr., the process stayed organized and focused rather than rushed. Timing, preparation, and clear communication made the transition smooth.
Before deciding to sell, they had asked me to take a look at their home and share thoughts around potential remodeling ideas. Spending time walking through the space and understanding how they lived there helped us move efficiently once selling became the right decision.
Having the buy and sell aligned allowed them to focus on the next chapter without unnecessary stress.
In November, I attended a Grateful Gatherings event, an organization that helps families transitioning out of homelessness by furnishing their homes. It was a powerful reminder of how much stability, dignity, and comfort a home can provide. Being there in person made their mission feel especially real, and I’m grateful to support work like this in our community.
