The Lamorinda real estate market covering Orinda, Lafayette, and Moraga continued to show mixed signals in June as it adjusted to seasonal trends and shifting buyer behavior. Compared to May, the market reflected a blend of price softening, fluctuating inventory, and strong buyer activity in select areas. While some communities saw homes take longer to sell, others experienced a surge in closings, indicating that well-priced properties are still drawing attention. Here's a deeper look into how each of the core market indicators performed and what it means for buyers and sellers navigating the current landscape.

 

Market Trends: June 2025

As we moved into summer, the Lamorinda real estate market encompassing Orinda, Lafayette, and Moraga continued to evolve, revealing a mix of cooling prices, selective buyer momentum, and shifting inventory patterns. While home values softened in most areas, buyer demand remained strong in key segments, especially for well-positioned listings. The numbers reflect a market in transition, where timing, pricing strategy, and property presentation play a more important role than ever. Below is a breakdown of how the core market indicators median prices, new listings, days on market, and properties sold compared to the previous month and what these trends may signal for the weeks ahead.

 

New Listings: The overall average new listings across Lamorinda fell by 5.7%, indicating a slight tightening of inventory. Orinda had the most notable decline at 21.6%, signaling fewer options for buyers in that area. Conversely, Lafayette saw a modest 4.5% increase in new homes coming to market, providing some relief in supply, while Moraga remained unchanged. This uneven distribution means that buyers may find more choices in Lafayette, while Orinda and Moraga remain competitive due to lower inventory

Average Days On Market: Average days on market a measure of how long homes take to sell rose by an average of 30.5% across the region. Orinda led this trend with a significant 100% increase, meaning homes took twice as long to sell compared to the previous month. Moraga saw a mild uptick of 4.0%, while Lafayette improved, with homes selling 12.5% faster than in May. These figures suggest that Lafayette remains a highly desirable and efficient market, while Orinda may be experiencing buyer hesitation or sensitivity to pricing.

Median Sales Price: In June 2025, median home prices across Lamorinda declined by an average of 6.0% compared to May. Orinda experienced a slight price dip of 2.4%, while Lafayette remained flat with no change, suggesting relative stability. However, Moraga saw a sharp drop of 15.6%, which heavily pulled down the regional average. This price movement points to a softening market, particularly in Moraga, where buyer demand may be cooling or reacting to overpricing. For buyers, this could present new opportunities especially in Moraga while sellers across all three communities may need to price strategically and respond to shifting expectations.

Properties Sold: Despite softer prices and longer selling times in some areas, sales activity surged overall, with the number of properties sold increasing by 51.1% across Lamorinda. Orinda saw the largest jump in closings with a 115.4% increase, followed by Lafayette at 52.2%. Moraga, however, recorded a 14.3% decline in homes sold. This contrast highlights that while buyer demand remains strong in Orinda and Lafayette, Moraga’s slower pace may be tied to recent pricing shifts or fewer new listings.

June’s numbers show that Lamorinda is experiencing a market in transition where pricing adjustments, varying inventory levels, and selective buyer activity are shaping local dynamics. On a Personal Note: I Meant to Foster… Then I Fell in Love

In June 2024, I decided to try fostering a dog. My sweet 11-year-old Lab is so easygoing, and I’ve always had two dogs. After losing my beagle in 2020 at the age of 16½, the house felt a little too quiet. I reached out to an organization called Lil Big Paws and filled out an application to become a foster. Not long after, I got this text

without hesitation, I said yes. The very next day, she was delivered to our home. She was timid at first but incredibly sweet and loving. It didn’t take long for her to settle in—and even less time for us to fall completely in love. Long story short… we kept her. Total foster fail. But it’s one of the most rewarding things I’ve ever done. I absolutely plan to foster again (hopefully next time I’ll actually let the dog go!). If you’ve ever thought about fostering or rescuing, I’d love to share more. I’ve always paid top dollar for full-bred dogs, so this was a new experience for me—and honestly, one of the most rewarding. We named her June, since she was rescued that month, and she’s brought so much joy into our lives. We just celebrated our one-year anniversary with her on June 20th, and we truly can’t imagine life without her.
